Reporting Emergencies
Please report burst pipes, electrical faults, and security incidents on common property to our caretaker during office hours (08:00—17:00) and to security after hours and over weekends. Anything inside the unit and below the ceiling is not common property and owners are responsible for the plumbing, electrical and pest control inside their units. If you are a tenant, please report any issues to the owner or letting agent, not Die Rand Body Corporate. Please respect the privacy of our caretaker by not calling him outside of work hours.
Reporting breaches of conduct rules
If the conduct of an occupier of a section or his visitors or guests breaches Die Rand’s conduct rules, please inform the security officer at the gate. Our security personnel will assess the situation and take the necessary steps, including recording the breach of conduct rules in the incident register. Please do not contact the caretaker, especially after hours.
Maintenance requests
Maintenance requests on common property should please be directed to our managing agent in writing.
Complaints
The trustees strive to manage Die Rand in a way that promotes happiness and harmony for every inhabitant while fulfilling our legal obligations to the best of our ability. The legislation governing sectional titles in South Africa and our management rules do not provide a mechanism where tenants can submit complaints directly to the Body Corporate. Therefore, to assist you, please request the unit’s owner to send a written complaint to our managing agent on your behalf. Please help us resolve your complaint by providing as many details and background of the problem as possible. Please be patient while the trustees consider the complaint since they are volunteers contributing their time in service of Die Rand. If you feel the trustees did not adequately address your complaint, you can approach the Community Schemes Ombud Service.
